You’ve just received your PR grant, well done, congratulations! The moment your visa says “Permanent”, Australian lenders now assess you exactly like an Australian citizen: no more 80% LVR caps and no more “foreign income” haircuts.
However, a few simple traps still catch new PR holders every week. Follow the checklist below, and most of my clients receive unconditional finance approval within 7–10 days of their grant.
1. The 4 Documents You Must Have Ready the Day PR is Granted
Have these saved on your phone/desktop so you can email them to your broker instantly:
- PR Visa Grant Notice (download from ImmiAccount the second you get the email)
- Fresh VEVO printout showing “Permanent Resident” and no conditions
- Your last 2 payslips after the PR grant date (even if your job hasn’t changed – banks love seeing post-PR payslips)
- 3–6 months of Australian bank statements showing salary credits and normal living expenses
Pro tip: On grant day, log into your employer’s payroll portal and request an updated payslip straight away. It speeds everything up.

2. Fix These 3 Red Flags Before You Apply
These are the most common reasons PR loans get knocked back or delayed:
- Overseas credit cards or loans still open → close them or pay them to $0
- Afterpay, Zip Pay, Humm, Openpay, etc. → clear the balance and close the accounts (even a $1 balance hurts)
- High credit-card limits → drop every card limit to $1,000–$2,000 max (banks treat the limit as debt even if you never use it)
3. How Much Can You Borrow in 2025?
Rough guide for a single applicant (no dependants) at current 5.8–6.3% variable rates:

Couples: add roughly 70–80% of the second income.
Keystart (WA government low-deposit lender) remains open to PR holders in 2025:
- Only 2% deposit required
- No Lenders Mortgage Insurance (LMI) up to 98% LVR
- Income caps: $148,000 single / $218,000 couple (2025 figures)
4. Get Conditional Pre-Approval While Still on Bridging or 482 Visa
You do NOT have to wait for the grant to start the finance process.
- Call a broker and say: “I’m on a 482/bridging visa but PR is lodged and expected soon.”
- We lodge everything except the grant notice and get conditional pre-approval for the full amount (subject only to sighting PR).
- The day PR lands → upload the grant notice → unconditional approval usually same or next day.
This means you can make genuine offers and bid confidently at auctions the moment you become permanent.
5. Where Your Deposit Can Come From (Lenders Love These Sources)
- Genuine savings held in an Australian bank account (3–6 months preferred)
- Gift from immediate family (statutory declaration + 3 months of the gifter’s bank statements)
- $10,000 First Home Owner Grant (counts as deposit when buying or building new)
- With Keystart + FHOG you may only need $10k–$15k cash for a $650k purchase
6. The 30-Day Action Plan My PR Clients Actually Follow
- Week 1: Close overseas debt, kill buy-now-pay-later accounts, slash credit limits
- Week 2: Secure conditional pre-approval (2–3 days)
- Week 3: Start inspections and appoint a settlement agent/conveyancer
- Grant day: Send grant notice + VEVO to broker → unconditional approval in 1–3 days
- Days 5–10 after grant: Make offers with full finance backing
I’ve had clients go from “PR granted” email to accepted offer in under 14 days using this exact timeline.
Final Tip
Do NOT apply directly with your everyday bank first. Some of the big four still have legacy “non-resident” flags that can trigger even after you’re permanent. Use a broker who specialises in migrant/PR lending – we know the 12+ lenders that updated their policy to treat PR as 100% citizen from day one.
