Finding a decent family home under $700k in Perth is getting harder, but these suburbs are the current “sweet spots” for new arrivals: Affordable land packages are also available in these areas, offering first-time buyers the option to combine house and land for a competitive price. Buyers can maximise their savings by selecting land packages in these suburbs, making home ownership more accessible even with limited savings.

North of River (The “British/SA” Corridor)

  • Alkimos / Eglinton: The train line has arrived. You can find modern 4×2 homes here for $625k – $750k. It’s extremely popular with UK expats.
  • Banksia Grove: Slightly inland, but great value. You can still find established homes for $730k.

South of River (The “Value” Belt)

  • Baldivis: The “family capital” of the south. Huge stock of newer homes. Prices have risen, but you can still secure a good home for $700k+ (with concessions up to $700k).
  • Armadale / Camillo: If you are on a strict budget, this is the last place in Perth with houses under $600k (e.g., Camillo ~$400k, Armadale ~$736k median, but entry-level options below $500k). Growth here has been explosive (up 20%+), so you are buying into momentum.

3. The “Lease Break” Anxiety (Don’t Worry)

Most migrants are terrified to buy because they are locked into a 12-month rental lease.

“I have 6 months left on my rental! I can’t afford to pay two rents!”

The Reality Check: Perth’s rental vacancy rate is 1.2%. This is a landlord’s market. If you break your lease today, your landlord will likely find a new tenant in less than 7 days (often at a higher rent).

Your Cost: You usually only pay rent until the new tenant moves in + a small advertising fee (approx $150).

  • Check your Keystart Eligibility: If you earn under $148k (singles) or $218k (couples), Keystart loans (2% deposit) are now open to you as a PR.
  • Ensure all application forms are completed and submitted: Make sure your FHOG application and any other required forms are fully completed, signed, and witnessed before submission.
  • Be aware of when the First Home Owner Grant is paid: The grant is usually paid into your loan account at settlement, not directly to you, and is used to reduce your loan balance.
  • Warning: You may need to repay the grant: If you do not meet the residency or eligibility requirements after receiving the grant, you may be required to repay the funds, possibly with penalties or interest.
  • Find a “Local” Buyer’s Agent: You are no longer restricted to “Foreign Buyer” stock (new builds). You can buy established homes in old suburbs.
